Overview

  • Propose, control and implement including but not limited to land and project legal work to ensure that the project is implemented according to the plan, orientation of the company and in compliance with legal regulations
  • Participate in and carry out legal work related to land development to be in line with the investment projects of the company and the Group.

Job description

1. Land legal – Surveying

  • Develop a plan and manage the implementation of work related to the assigned work according to the business goals and strategies of the Division and the company.
  • Manage, control and implement procedures for land handover and lease/change of land use purpose, financial obligations of pre-use land, grant of land use right certificates in accordance with the law, on schedule budget and business plan of the company.
  • Develop plans on pre-use land and implement them to optimize project costs.
  • Develop compensation, resettlement and implementation methods to increase the company's land bank with optimal cost.
  • Manage, control and implement the negotiation on compensation and resettlement, settle disputes related to compensation and clearance in order to increase the efficiency of site clearance in accordance with the policy and proposed progress.

2. Project legal:

  • Manage, control and implement professional documents related to procedures for deciding on investment policy, investment approval, investor recognition, sales license in accordance with the law regulations, schedule, budget and business plan of the company.
  • Manage, control and implement professional documents related to project transfer or partial project transfer procedures in accordance with the law regulations, schedule, budget and business plan of the company.

3. Legal Affairs

  • Directly participate in/coordinate the inspection and check of projects at the Company level and the Group level.
  • Build, maintain and develop relationships with relevant agencies to promptly grasp specialized information and laws, ensure that legal work is always carried out in accordance with processes and regulations.

4. General work

  • Participate in annual planning, projects related work planning according to the company's overall goals.
  • Coordinate and perform legal work and receive new projects as per the general plan of the Division.
  • Participate in project legal management of PMUs as assigned.
  • Report to the Division Director on the progress/schedule and results of the assigned work; ensure the accuracy and timeliness of updating the progress of work completion.
  • Propose ideas and advise leaders of project development & legal affairs Division within the scope of ongoing professional work.

Requirements

Background/ Experience

  • University degree in Law / Real Estate or related disciplines
  • At least 5 years of experience in a similar position.
  • Preferably in the real estate industry.
  • Good English communication.

Specific job skills

  • Good understanding of procedures for approval of records at state agencies.
  • Knowledge of laws related to construction, project management, real estate
  • Good understanding of the real estate market needs and development trends.
  • Knowledge of business administration, including strategic planning, resource allocation, team leadership, work and resource coordination
  • Knowledge of state laws and regulations in the field of Real Estate
  • Good negotiation skills to get the optimal cost advantage when dealing with contractors/consultants
