Dong Nai has recently made adjustments to the general planning of 1/10,000 of Bien Hoa City, focusing on subdivision C4 to resolve legal issues for ongoing projects that now have land use certificates. This new plan provides a solid foundation for Nam Long to continue developing the key Izumi City project

The Dong Nai People’s Committee has approved specific adjustments to the general planning 1/10.000 of Bien Hoa City, set to extend to 2030 with a vision for 2050. The adjustments focus on population size and land use standards in the subdivision C4, located in the western part of the Bien Hoa – Vung Tau expressway.

These changes aim to rectify shortcomings in the previously approved overall planning documents from 2014, which did not fully incorporate the detailed planning 1/500 for the projects underway in the subdivision C4(land use rights certificates have been issued).

This legal progress is crucial in resolving issues for several projects within the subdivision C4, including Izumi City, developed by Nam Long Investment Corporation (stock code: NLG). The project boasts a prime location with valuable regional connectivity, situated between major economic centers like Ho Chi Minh City and Bien Hoa, and is close to the future Long Thanh International Airport.

The 170-hectare project is divided into nine distinct sectors, featuring a total of 13,500 units, with 21 hectares dedicated to green space and 7 hectares allocated for educational facilities.

Izumi City, phase 1A1, delivered 275 Units

In the initial phase, Nam Long has completed and welcomed residents to 275 housing units (including 24 commercial townhouses and 251 linked houses) in Sub-division 1A-1 of Sector 5 of the project. The internal facilities are now operational, ready for residents’ experiences. This is the first compound in the township, offering a standard of living that is both convenient and private, with a focus on security.

Due to the positive legal developments surrounding this project, many securities firms predict that Nam Long’s sales figures will improve significantly in 2025. Izumi City is being relaunched alongside Nam Long Đại Phước (45 hectares, Dong Nai), Mizuki Park (26 hectares, Ho Chi Minh City), and Nam Long II Central Lake (44 hectares, Can Tho) — all promising projects that will boost Nam Long’s growth in the near future.

The real estate market has recently shown important changes, notably positive updates from related laws like the Land Law, Housing Law, and Real Estate Business Law. There has also been a rise in demand for real estate among the public. Research indicates that in October, the demand for real estate in Vietnam increased by 22% compared to the same period last year, with supply up by 13%. The potential buyers in the near future primarily include young families, especially newlywed couples looking for affordable housing.

Amid the market recovery trend, Nam Long successfully delivered 1,085 units in the second phase of Akari City within just one month. Following the launch of the second phase of Nam Long II Central Lake, 80% of the announced inventory was sold within three hours, with pre-sale revenues estimated at VND 600 billion.

Nam Long expects that in the final quarter of the year, sales will significantly improve due to the successful launch and delivery of various projects. In the long term, with a strong financial foundation, a large land bank ready for development, and an appealing product portfolio for genuine homebuyers, the company is prepared to capitalize on market recovery and make significant strides, continuing its 32-year journey of creating vibrant townships.
