Affordable Housing - Nam Long's sustainable development strategy in upcoming period

Last weekend, Nam Long Group (HOSE: NLG) hosted a virtual workshop about how to develop affordable housing for over 150 key employees who take part in the development of EHome and EHomeS products. The workshop communicated that affordable housing is still one of Nam Long's sustainable development strategies in the coming future, especially in during and after the pandemic, when real housing demand will overlook the difficulties and penetrate the market.

Having gone through the economic crisis and particularly the real estate from 2008 to 2012 with the affordable products EHome, Nam Long determined that affordable housing products are highly suitable for a real estate company's sustainable development strategy. This strategy is not only highly rated by Nam Long but also by many well-known investors in the world such as IFC (Worldbank), Nishitetsu, Hankyu Hanshin (Japan), who have chosen Nam Long as a longterm partner for project development.

EHome is Nam Long's housing development program for people with average income based on 3 main criteria: environmental sustainability (Ecology), profitable investment (Economy), usage efficiency (Efficiency). Since 2008, Nam Long has launched more than 10,000 products.

The construction of affordable houses relies heavily on the land prices, infrastructure, number of floors to be built, land use fees, quality of materials, etc. Investors must study multiple factors like how many levels are economical, or the design must be very efficient so that the apartment area is small but convenient, turnover must be high to increase the feasibility of the product development. Nam Long has spent a lot of time researching and consulting affordable housing programs in other countries like Singapore, Netherlands, Mexico, Thailand, India, etc. to find the best pathway in the Vietnam market. Nam Long believes that building affordable houses is not difficult, but if the quality is not guaranteed, people with average income will not buy them. The most obvious example is the low-cost housing program in Thailand, which was a highly promising project when it was first proposed, but thousands of cheap apartments could not be sold later. The mandatory factors to guarantee return for low-cost housing projects consist of price, quality of surrounding facilities such as schools, markets, health center, etc. and transport infrastructure.

After 10 years of development with acquired experiences, Nam Long has successfully built its own standards for EHome products and other affordable products, including Flora condominium or the affordable villas for high-income buyers. Whichever the product is, Nam Long believes that serving the real demand is one of the key to success.

Nam Long has planned to publish EHome projects in Can Tho and Long An in the near future.
