Dynamic real estate scene in Long An

Exciting land market
Attending a real estate seminar in Ho Chi Minh City last week, Nhat Huy (27 years old) - a real estate broker - excitedly shared that he just bought two pieces of land in Ben Luc District. For the second half of this year, the brokerage office specializing in Southern Saigon where he worked has received many interests from investors for real estate in Long An. He personally hoped to make a profit on the two pieces of land he had bought and expand his investment in the future.
Also at the seminar, Ms. Thao – accountant at a media company in HCMC shared that she just bought another piece of land area of about 500 m2 in Long An. She said that this land could be possibly reserved for settlement because it is close to home, but does not exclude the possibility of considering it as an investment. She estimated only after 3 months of purchasing, the land has yielded a 20% profit, which is forcasted to grow.


Mr. Phan Cong Chanh, an independent real estate expert, said that about 80% of land purchase and sale transactions in Long An are for investment. This also shows the potential from the region's existing advantage.
According to his analysis, Long An has an advantage of being the gateway connecting Mekong Delta to TP. Ho Chi Minh City. As one of seven regions in the regional planning of HCMC, Long An has convenient transportation system with Ring Road No 3, Trung Luong - Sai Gon Expressway, Ben Luc - Long Thanh Expressway connecting to Long Thanh International Airport to be completed and the soon-to-be-built highway to Tan Son Nhat International Airport.
In addition, travel time from neighbor areas like Ben Luc, Duc Hoa ... to Ho Chi Minh City center is only 40 - 50 minutes, same time from the Binh Tan District to Thu Duc.
According to surveys, the trading scene adjacent districts of HCMC such as Duc Hoa, Ben Luc, Can Giuoc is quite exciting, with land prices higher than other regions and increased about 20 - 30% in half a year.
In Duc Hoa town, the frontispiece land price fluctuates over 15 million/m2. In Can Giuoc, transactions value for some areas are often over 18 million/m2, such as Long Thuong market area, Canh Sen lake park or near Long Hau People's Committee. Especially in Ben Luc, land prices have reached more than 20 million/m2, three times more than some districts far from HCMC like Tan An, Thu Thua, Duc Hue, Can Duoc...
Large supply of township, apartment building 
Not only residential land is frequently traded but real estate corporation projects are also initiated. In Ben Luc District, Nam Long Investment Corporation (HOSE: NLG) is taking final steps to start construction of 355-hectare Waterpoint township. In phase 1, Nam Long will launch 165-hectare project, including thousands apartments, villas with associated green space around Vam Co Dong river. Total investment capital in phase 1 is 6.900 billion dong, expected to roll out from 2018 to 2023.

Large-scale  township such as Waterpoint, will bring vitality to Long An real estate market.

In addition to traditional land-based transactions, large-scale township such as Waterpoint in Long An also contribute to the diversification of products, meeting the needs of investors and residents who want to find products in potential areas like Southwest Saigon. This is also the driving force for many other real estate projects developed locally.

Besides Nam Long, other big corporations also initiated investment projects with size up to hundreds of hectares in Long An. For example, Him Lam JSC has proposed the establishment of an open 32.000-hectare economic zone, including hi-tech agricultural zone, eco – urban area, industrial park, international seaport and township.
Van Thinh Phat Group has been approved by Long An government to invest into 36 projects with a total area of more than 2,100 hectares; Thaco has also been approved to invest in 162-hectare Truong Hai International Industrial Park.
The analysts belives that many notable transactions will happen in Long An and regions surrounding HCMC in the coming time, following the appearance of a series of large scale real estate projects.
