Nam Long Commercial Property and Thrive signed a strategic partnership to implement the premium Senior Living ecosystem in Vietnam
Within the partnership, both parties will co-develop international-standard projects that transcend mere accommodation to offer a holistic living ecosystem for senior residents. This ecosystem integrates living spaces, healthcare services, community amenities, and a comprehensive operational support system. Leveraging its experience in managing 59 Senior Living communities across the US, UK, and South Korea, Thrive serves as a strategic partner alongside Nam Long to create unique, innovative products. These efforts will address the demand for specialized living environments and pioneer a fresh approach to elevating the quality of life for the elderly in Vietnam.
The inaugural project will be located at Waterpoint Integrated Township (Ben Luc, Tay Ninh), with an expected scale of approximately 400 units and 600 beds. The facility will be fully equipped with modern amenities and equipment, and specialized senior-friendly designs. Boasting a low building density of only 30%, Waterpoint stretches along 6km of the Vam Co Dong River, featuring a 50m-wide natural green buffer, an 8km canal system, an 8.6-hectare freshwater bay park, and a 95-hectare central park. This creates an ideal natural sanctuary for senior residents to enjoy nature within a fully serviced township. By selecting Waterpoint riverside community as the starting point, Nam Long demonstrates strategic progress in perfecting its multi-generational ecosystem within an integrated township model where residents can Live – Learn – Work – Shop – Play within just minutes of travel.

Nam Long’s premium Senior Living ecosystem is developed through a multi-tiered model, encompassing adult day care, in-home care, and long-term residency. The offerings range from independent living to specialized medical care, supplemented by comprehensive care support and emergency response services that strictly adhere to international standards.
The project will provide 24/7 monitoring and support staff, periodic online medical updates for families, and detailed daily nutritional reports upon request. Furthermore, the integration of advanced technology into health management, nutrition, operations, and supervision will elevate care standards and strengthen the bond between seniors and their loved ones, delivering a comfortable living experience enriched by meaningful community connections.
Mr. Dan Cerf, CEO of Thrive Southeast Asia, stated: “At Waterpoint, our primary standard is to place operational excellence, care capabilities, and the resident’s living experience at the core of everything we do. In collaboration with Nam Long Commercial Property, we aim to build vibrant, livable communities where seniors can continue to thrive, find joy, and live with purpose every day. This comprehensive housing and care ecosystem is designed to fully address the growing demands of today’s multi-generational families.

It serves as a strategic, highly scalable foundation, poised to lead the market and define new benchmarks for senior care in Vietnam.

Mr. Nguyen Hoang Vinh Vien – Managing Director of Nam Long Commercial Property stated a shared commitment to the future of healthcare and real estate in Vietnam
According to the General Statistics Office, Vietnam has approximately 14.2 million people aged 60 and over in 2024, the figure is projected to rise to 20.9 million by 2034. Meanwhile, data from the Social Protection Administration indicates that there are currently only 218 elderly care facilities nationwide, providing care for about 15,000 individuals. This reality has prompted the Ministry of Health to propose pilot community-based care models to bridge the social welfare gap, as the current healthcare system struggles to keep pace with the rapid rate of population aging.
The expansion into new products and services marks a strategic move for Nam Long Commercial Property in addressing the pressing demand for specialized senior living and care. This initiative simultaneously realizes the strategy of expanding its portfolio of operating assets, enhances real-use value, and fosters the development of high-quality, sustainable residential communities.
